The research objective was a research and development process for a tailor made LCC-tool with the integration of environmental impact in monetary terms, for a real estate-investment fund. This R&D process ensured preservation of the acquired knowledge. The resulting Environmental Impact (EI)- Life Cycle Costing (LCC) tool (EI-LCC tool) can be found in the files. The data type within the tool consist of 1) environmental impact data extracted from environmental product declarations (EPDs). 2) financial data to show how an LCC-tool could be developed. The resulting outcomes of the tool (MKI, CO2-eq and nominal cost and total costs from a complete life cycle) are the first results required for sub-sequent steps and the implementation. How to implement the results is recommended for future research.
